OLD FASHIONED FARM WITH ORGANIC LAND:
Buy
as much land as you like to go with this 40-50 acre certified ORGANIC
farm selling for just $195000.That
would include 2 fields and a pasture, bordered by a small creek.
Good soils. Nearly everything was seeded within the last 5
years - great hay. The land is suitable for most any kind
of crops as well. There is a small spring-fed pond (piped to the
barn) and a tiny creek winds through the farm. A dug well services
home and barn.
The
Classic center hall colonial home features a wonderful
old oak mock fireplace, hardwood floors throughout and retains all
its original woodwork and features. The principal rooms are all
large. Many wavy windows, 6 over 6's. It has a new roof, modern
septic, oil steam heat, and there are 9 rooms. On the first floor
is the kitchen (could use updating; it's very big), huge dining
room, and living room, plus the bath, a pantry and a mud room. Upstairs
are 5 bedrooms. A couple of the bedrooms need work. The heirs will
be putting in a month-to-month tenant to keep the property heated
and used during the winter.
There
is an older 30x65' machinery shed/shop.
The barn is gable roofed, with post and
bam construction for most of its length and has 80 tie stalls. No
cattle amenities other than 2 18x50 silos with unloaders. It is
a bank barn and, yes, it needs plenty of work to be useable for
dairy again.. Two roof panels are off right now, a victim of recent
wind, and the owners are just waiting for the contractor to show
up. Ceilings are about 8' high in the stable.
Taxes
are way under $2500, cheap, and the price is just as reasonable.

LEWIS COUNTY 336 ACRE RIVERFRONT RECREATIONAL DREAM COME TRUE: The
recreational potential of this property is limited only by
your imagination.
There are 336 acres here boasting a full mile of frontage
on the famed Black River , 100' wide, slow and deep at this
point--fish, swim, canoe to your heart's content. There are approximately
150 primarily wooded acres and another 40 or so acres
of old overgrown pasture that offer great deer hunting
with an occasional bear. A portion of the local snowmobile club
trail passes through the property following an old RR bed and links
directly to other extensive trail systems throughout the area
on into the Tug Hill. The land lies gently enough to make cross country
skiing attractive and the Snow Ridge Ski Center is nearby.
Not
to be forgotten is
the 146 acres of high quality cropland currently rented to a neighboring
dairy farmer making this one of those very rare properties with
both high agricultural and recreational value.
There
are also 2 streams
on the property and several pond sites including one 5 acre site that
the current owners have gotten verbal approval from the DEC
to install but have never completed the process.
Thanks
to the retreating glaciers
in millenium past huge boulders were deposited along those streams
and there is a very scenic rushing waterfall on one of them
and another smaller one on the other.
The circa
1850 farmhouse sits
350' down a long driveway in a very pleasant setting
under huge shade trees. Downstairs you will find a mudroom,
kitchen, dining room, living room, bedroom and a large bathroom/laundry.
Upstairs are 3 bedrooms and a large attic area. There is a partial
basement with wood planking on a dirt floor and a 2 car attached
garage. In basically
good condition it has seen many updates to include some vinyl
siding, a 200 amp electric service, newer bathroom and kitchen,
newer carpeting and a newer oil hot water heating system with
radiators. Water is from a drilled well.
The
old single story approximately 75'x75' barn
has been cabled, has power to
it and is still in usable condition but it will need attention in
spots to maintain it's integrity.
In
conclusion , a very
interesting property to say the least. Personal recreation, hunting
club, campground, religious retreat, development, even farming are
all options here and more.
"Owner would rather sell the entire property as one
but may consider selling with less acreage or with out the
buildings".
Located directly on State Route 12 for easy access
in the Town of Turin in Southern Lewis County in the South Lewis
school district. There is just over a mile of road frontage, total
taxes are $8640 the bulk of which is made up by the rent
from the cropland ($60/acre or $8580). The owners have also applied
for the Agricultural Value Assessment which will lower the total
tax bill significantly. Asking price is $498,000.

ABSOLUTELY UNIQUE
LOCATION HERE: Located down a well-improved but private
road which leads to a minor State historic site, this 22 acre farm
has all the privacy one could ask for, along with boundless recreation
potential: it adjoins a Rail-Trail (for bicycles, snowmobiles in
the winter), and also the Mohawk River for fishing and boating.
There is much State land adjoining and in the immediate area for
exploring. AND it is historically significant. (This does not engender
any restrictions on its use.) The original Clinton 's Ditch
(the Erie Canal ) adjoins the property. And its stately brick
home was built as a lock-keeper's residence. Part of the locks are
on State land in the front yard (which is large).
The
brick Colonial is currently
rented at $500/month to stable month-to-month tenants who pay on
time, but do not delude yourself into thinking it is in fine shape:
let's call it “poor” instead. For instance, there is no downstairs
insulation. However,
it is large, classic, and unspoiled, with the original windows,
doors, moldings, floors, and so forth, all still intact. An original
“L” is also of brick. The fireplace is there but sealed off from
use. Rooms are very large. There are several other similar homes
periodically placed along the old Canal course and they are all
elegantly built. There is a kitchen, living room, parlour downstairs
and 3 large and one smaller bedroom above. There is a single bath,
good drilled well and septic, good roof, a 3 year old wood furnace.
There
is a 3 bay 3 sided shed
for machinery or animals. There are also 2 trailers on the property
which do not belong to the owner and they are scheduled for removal.
The
land is mostly tillable,
about 18 of the 22 total acres. Good soils, well-drained for the
most part and they are now used for pasture. In addition, there
is adjoining State land which is also used for free, so you probably
have a good 30 acres to play with. The property itself is quite
long, and very narrow toward the eastern end where the 2 old canals
come close together. There are 3 parcels to it. One contains the
buildings, on; another is about 1 acre in size and fronts the river
(separated from the main only by the road), and the remainder is
“separated” by State land which comprises part of the field next
to the home. I know it sounds confusing: a trip to visit will settle
your mind.
The
price is only $92500
and taxes are $2400. It could be bought with 77 acres for
$142,500.

SECLUDED HOME ON 60 ACRES: The
home has a very private setting set
300 feet off Route 20 and hidden behind trees. The owner is putting
new siding on and it was hard to get a decent photo with all the
trees and little light, but the home is in overall good shape. It
has a large kitchen, dining room, living room, 2 bedrooms, bath
and mudroom. There is a small stream for fishing and excellent hunting
right in your back yard. Oil heat. There are trails for riding horses
and NYS land is only one-half mile away. Taxes are only $800. This
would be a great place for nature lover's to live or to just relax
and listen to the birds sing. $120,000

ALL-PURPOSE FARM JUST WEST OF ALBANY .....…….…$199,000
The
Good - It is definitely
priced to sell fast at $199000 (offers, anyone?). Some years ago,
5 acres with the buildings were surveyed, but not separated, which
will give us more than usual latitude in getting it financed. The
property is located in Esperance, just 1/2 hour, 2 stop lights,
and no tolls between you and Albany , an easy commute. There are
840' of frontage on a very good road and the home is set back a
bit further from the road than is normal. There is a large, well-kept
lawn.
The
farm has 68 acres ,
mostly side hill with a southern exposure. It consists of old
fields and pastures for the most part, but there are also ~17 acres
of woods and a large but seasonal stream with a tiny little pond
along it. You'll find super views from the fields, decent ones from
the home. Best yet, there is a great (in all senses of the
word) pond in the upper fields, hidden from the road. This pond
is about an acre in size (bring your canoes) and is over 16' deep
(bring your poles). A waterline from the pond could be used to feed
paddocks in the pastures. There are 2 wells in the fields, neither
used recently.
The
home, of Greek Revival
style, has had many updates a few years back and has not been used
since they were made - new roof, new vinyl siding, new double-paned
windows, some new doors, new stairs, new septic and leach field,
new
overhead garage doors, new sheetrock, new baths, new 200 amp wiring,
new kitchen cabinets, new insulation... There is a 2 car attached
garage, and 4 large rooms downstairs plus the kitchen and a bath.
Upstairs is another bath and 3 bedrooms. The master bedroom has
cathedral ceilings; the others have beams exposed where the ceiling
meets the outside wall. Downstairs, 2 rooms have had their hand-hewn
beams completely exposed. Heat is from a rarely used hot air furnace
and water is from both a drilled and a dug well. A never-used range
and a refrigerator are included in the sale.
The
barn is of pole construction
and is roughly 60x60' with a 12x30' wing. Not fancy, but in good
shape, and easily adapted for most any purpose.
Used now for hay and machinery storage, it has been used for livestock
in the past. It is not clear span however. Water and electric
are to the barn.
The
bad - There is some
slope to the floors, typical of a home of this age. Floors were
never refinished and will need work to make them look their best.
They are plank and could look VERY nice. When the new roof and siding
were put on, the soffits were not done at the same time - they could
use painting. The basement floor is of large flat fieldstones
and the ceiling there is unusually low. Although damp, it does not
flood. The furnace exhaust pipe needs to be replaced. Taxes are
$6800 - he does not take any exemptions that most others would have.
If you can live with these blemishes, you will have a great property
in a great area at a great price

COMMUTER'S FARMETTE WITH WONDERFUL OLD HOME: Almost
on
the Schenectady County line is this 10 acre farmette. The main part
has 2500 square feet, an enclosed porch with wainscoted ceiling,
front deck, vinyl siding, lots of insulation, some double-paned
windows, and both oil hot water and wood hot air heat. It is served
from a drilled well and a dug well is also connected.
Inside
, you will find all
the floors have been recently refinished - and they're beautiful.
The woodwork is natural and original. Lots of closet space. There
is a modern kitchen, a bath, dining and living rooms + 2 bedroom
downstairs, along with two more bedrooms, on the second floor, 4
total. There is also a walk-in closet between the bedrooms upstairs.
A refrigerator and a stove are included.
The
second part , of 1000
square feet, was planned as an apartment, where the owner
could stay while he was up hunting. But he rarely did and that‘s
why it is not to the standards of the rest of the home. Heck, that's
a reason why it is for sale. It has a small living room with a cathedral
ceiling, leading upstairs to a loft bedroom and a second bedroom.
Under this is a kitchen
and an unfinished bath. Beyond, and adjoining to the main home,
is an L-shaped room which had been a kitchen in years past. Part
of its ceiling is wainscoted and it has built-in cabinets and neat
old doors, a very cool place if you like old things. There is a
separate deck in the back for the apartment.
There
is a barn that measures
approximately 35-42', part has a new roof and is single story; the
rest has a loft. It is in good condition and can be used for garage,
workshop
or for animals - all at once. There are also a couple of small buildings
that are in disrepair.
The
yard has huge shade
trees, locust and maple. A small apple orchard adjoins the yard.
Behind it is pasture, with a pond, then some woods at the very back.
This is quite varied and scenic parcel of land and is suitable for
many purposes. You can drive to the Capital District in less than
1/2 hour from here, yet it is quiet and peaceful, surrounded by
small farms.
Amsterdam
Schools and the price
is cheap. If you want less land, the owner is quite willing to keep
some of it and reduce the price accordingly.
If
you want more land ,
at the right price, he could make more available, all the way up
to 150 acres. That could include a Gothic-arched roof barn across
the street (It is ~36x80' with a ~20x40' wing). We think this
will garner much attention and will not remain on the market for
long, once you consider what is here, the great location and a low
price. $199,000

BEEF & DAIRY FARM
with views and what could be a great home. This has
155 acres, of which 70-80 are tillable and another 20-30 are pasture
(some could be tilled), the remainder being wooded. It is in 2 parcels
(112 acres is on the home place and 45 more acres are nearby) and
has a large amount of road frontage on each one. There are southern
views from everywhere, several streams, one pond, and a couple of
good sites for others if someone desires more than the one small
shallow one that is there now. Water is from a bounteous spring.
The
home will require some
explanation. The original part is about 200 years old, as
evidenced by the hand-hewn beams and pegged post and beam construction.
But, from the outside, the entire home looks fairly new and
has log siding, with a very large gable-roofed log addition (20x30'
- 2 stories) with 8 dormers and spacious wraparound porches, positioned
to take advantage of the views. The home has 3400 square feet of
living space, 10 rooms, 5-6 bedrooms and 3 full baths. There are
2 oil hot air furnaces, a newer one and a much older one which they
do not use any longer, but was left in place as a backup. There
are also 2 wood stoves (which will both stay with the property)
if you want to heat with wood. There is a massive stone fireplace
with a warming oven, which is located in the Great Room This fireplace
has stones in that were collected from all over the US . This chimney
has 4 separate flues.
Downstairs,
there is a large living
room with a new entranceway added to it. It needs
a carpet. To one side is a large study (or use it as another bedroom).
If you go straight, you'll find the dining room , which is 16x20'.
This has knotty pine wainscoting, a wood stove, and a new hardwood
floor (this still needs sanding and polyurethane yet) and has new
sheetrock. It also serves as sort of a hub room. The living room
and study both have the original hand-hewn beams exposed. To the
right, off the dining room, is a completely new kitchen , which
has a door opening to one of the porches for easy barbecuing. It
has cathedral ceilings with pine paneling and whole tree rafters
exposed. The cabinets were custom made by Amish craftsmen and they
have granite countertops, with custom-made country handles for the
cupboards. The appliances here are almost new and they stay with
the property. The floor is ceramic tile and there is track lighting.
It is a wonderful kitchen. Off the other side of the dining room
is a large bath , which has ceramic tile floors. A separate tiny
room in the bath houses the toilet. Next to it, also coming
off the dining room, is a large laundry (more new appliances, which
also stay). An unfinished child's play loft is above this. Beyond
the laundry is a large mud room , with a coat closet. Both these
rooms have quarry tile floors, and 6” pine wall paneling & ceilings.
Beyond the dining room is the 20x30' Great Room . Again, there are
oak floors, pine walls and ceilings with whole tree joists exposed.
This is where the fireplace is located. Windows are strategically
placed to take advantage of the beautiful views.
Upstairs
are 5 bedrooms.
4 have been recently remodeled. Four of these are normal-sized.
Two of them in the oldest part of the home have been remodeled with
hand-hewn beams exposed and plank floors installed or refinished.
There is another full and new bath
(w/jacuzzi tub - there but not installed yet) and more closet space
off the new hall. This project is not finished. Though this
hallway, you come to the new master bedroom , which has its own
separate full bath, with a second jacuzzi tub + 2 walk-in closets.
This room measures 20x30', has whole tree rafters exposed and has
pine paneled walls and ceilings with a wood floor (it still needs
to be poly-urethaned). It also has a small wood stove and
a small walk-out deck where you can sit and enjoy the views from
the second story.
The
main barn is 30 years
old, of pole construction and measures 45x90' or more.
It could house as many as 60 cows, though there are only freestalls
for 24 in there now. The stalls do need repair. It was originally
a 50 cow dairy barn and the BouMatic pipeline (services a
6 stall flat California style parlour) and 1000g bulk tank
are still there and could be used once again. This barn is clear-span
and could also possibly be used as a riding arena as the ceilings
are high. It has a cement floor, however.
There
is also a 31x40' carriage house
with very high ceilings which would make an excellent 6 box stall
horse barn. There is additional room in it for a small apartment
as well + it has some hay storage overhead. Done right inside, this
could be a very attractive building. Or just continue to use it
for storage, as a garage
or for horse stalls. It was just painted and has a new roof and
siding..
I
have been discussing it but will say it again: not quite all the
interior work has been done. Most of that has been mentioned
above. The home is 90% all remodeled. What has been finished has
been both well done, using good quality materials, and
has been tastefully accomplished.
Taxes
are only $2400! The price is $375000.
The
owner is willing to sell with less land (112
acres is on the home farm can be sold for $299000). Owner
financing is a distinct possibilty. Also a nearby landowner
has 100 acres of hay fields he would like the owner to use - for
free.

SOUTHERN HERKIMER COUNTY HOBBY FARM WITH 2 HOMES :
Something different here on this 79 acre former dairy farm
with two 35 year old
side by side raised ranch homes.
The
larger of the two has
a kitchen, dining room, living room, 3 bedrooms and bath. The
smaller is likewise but has just 2 bedrooms.
What's
different is that both
homes have had the former basement ground floor remodeled into studio
apartments with an open kitchen/living
area, a bedroom and bath. That makes for 4 separate housing
units--great potential for rental income
or as an extended family compound. Though mostly complete the apartments
do still need some finish work. Each house has it's
own 200 amp electric service, oil and wood hot air furnace
and 1000 gallon septic system. There is a common drilled well with
more than ample water. The larger of the homes has aluminum siding,
the smaller stained wood and the ground floor sections of each are
brick fronted. Both also have sliding glass doors opening onto an
upper story deck in the rear.
Of
the 79 acres there are
roughly 55 acres of gently sloping high quality cropland--mostly
the well thought of Honeoye and Howard silt loam soils which
will grow most anything, season allowing. There are also 10 or so
acres of woods and about the same amount of old pastureland where
you will find a certain quantity of underlying gravel deposits.
The tillable land has been idle for a number of years but will respond
nicely and will easily qualify as organic. The sellers live
out of state and rarely come up anymore so you may have to look
beyond the current condition of the grounds.
The
former dairy barn in
total is 36'x 200'. As is so often the case the original century
plus old two story section (36'x80') of the barn is in
good condition. Another single
story addition (36'x80') is still very usable. The
newest single story section (36'x40') is the poorest and will
need attention. The dairy and barn equipment is still intact and
there are 3 silos with unloaders. Other outbuildings include a 30'x40'
frame quonset style machinery shed and a 16'x25' storage shed.
The
property straddles
the town lines of both the Towns of Columbia and Litchfield
just 2 miles north of the village of Cedarville in southern Herkimer
county, choice of Mohawk or Mt. Markham (West Winfield) schools
as the property is on the border of those 2 school districts, total
taxes are $7000 without any exemptions. REDUCED TO A STILL VERY
NEGOTIABLE $299,000.
BROKER'S NOTE--
THESE ARE VERY MOTIVATED SELLERS WHO ARE VERY OPEN TO OFFERS. SOMEONE
IS GOING TO GET A GOOD DEAL HERE.

DISTINCTIVE AND CLASSIC GREEK REVIVAL HOME
on a country acre, with Fonda schools. It is surrounded by farms
and has a large level sunny lawn with maple, pine, spruce and Lombady
poplar trees for shade in the critical areas. There is a location
here to put in a small spring-fed pond if someone wanted.
The
home was just completely
restored, leaving its Colonial character intact. New sheetrock is
nearly everywhere and the floors were releveled or resupported from
below (you will notice some sloping however - it is old,
after all). It was just painted and has a new roof on the main section.
Most rooms have the original paneling and woodwork, 6 over 6 windows,
and beautifully refinished plank
floors. Five of the downstairs windows are new as well as 2 of the
upstairs ones. Interior doors are mostly original to the home; the
rest are congruous. The front door is new and is fiberglas, but
is Colonial styled. There are 6 ersatz columns in the front and
a porchlette that mimics the roof lines.
This
home was built in the mid nineteenth century ,
of pegged post and beam construction
with hand-hewn main beams and rough cut lumber for joists. The foundation,
in excellent conditon, is cut limestone and it is mortared between
the blocks. The main part of the basement has a cement floor and
adequate ceiling height, but seasonal dampness would limit
its use for anything other than usual basement use.
In
the home , ceilings
are 9-10' downstairs. There are also 2 original fireplaces with
bricked-in fronts. The living room is 15x18',a bright airy room
- it could also be
used as a downstairs bedroom. The dining room, a lovely room, is
16 1/2x21' and could also be used as a living room. This room has
full decorative period paneling up to window height. It has one
of the fireplaces. The kitchen has ample room for dining as it is
17 1/2x17 1/2' (L-shaped). It has all new hickory Early American
cabinetry with ceramic tile countertops. Behind it is a 9 1/2x16'
bedroom. Due to its many oversize original windows and high
ceilings, this home has a bright and airy feeling. All floors
are beautifully refinished plank. All moldings are original or replicas.
There is also a full bath downstairs and a charming and original
pantry.
Upstairs
, the master bedroom
is 16x20'. A partial wall divides it .This apparently was
2 bedrooms once as there
are doors from it to both upstairs halls. It has sole access to
a new full bath. Another bedroom (or storage room) is 6x17'. The
front stairs in the sunny formal front hall has a J-curve
and, very unusual for a home of this era, and it goes at right angles
to the conventional center hall setup.
There
are 1990 square foot total.
Oil hot air heat. The furnace has a new heat chamber. Water is more
than ample, from a drilled well and the septic is believed to be
modern. Taxes are only $2621 with no deductions taken, not even
Star (which any resident owner would be qualified to take). $135,000,
and for the right party with $15000 down, I could offer generous
terms..

12451
ORGANIC AMISH FARM FOR COWS & HORSES:
Amish
farm now offered in an area which little ever comes up
for sale. Located on a quiet road, it has 140 acres, 58 of which
are tillable (well-drained Wassaic soils predominate), 60 wooded,
and the remainder is either pasture or Wetland. The farm is
certifiable as organic. A Wetland easement could be sold to
the State by the new owner if they desired. There is much
water on the property - three developed springs, a drilled well,
a small stream, and a large beaver pond (which crosses over into
adjacent land). There is $20000 of timber value, and, frankly, some
needs to be thinned to allow better growth of the rest. The owner
will be doing this carefully, then plowing the proceeds back into
the property.
The
home is large, 15 rooms.
Downstairs is a front porch (6x18' - incidentally, all
sizes given here are approximate), a mud room, large wash and baking
room (16x30', which could be turned into a garage if you wanted),
a living room (15x27'), a kitchen/dining room (14x20'), a sitting
room (15x15', with a wood stove, plank ceiling and floors, and wainscoting),
a bedroom (15x15'), an office (8x14'), and two pantries/storage
rooms. Upstairs are 2 sitting rooms, and 4-5 bedrooms). Part
of the home is new but not all has been finished.
The
main barn is roughly
40x130' and is of post and beam construction throughout most of
its length. Once a 52 cow barn with a spreader shed, it now has
28 cow ties and 10 horse stalls (2 box stalls & 8 straight stalls),
plus a 2 story wing for hay and straw, and another section that
is used as a woodworking shop.
There
is a 3 bay machinery shed
(20x30'), a large machinery shed (22x75'), a small chicken coop
and other small buildings. The owner's son owns a one room rustic
log cabin (neat!) and a two stall horse barn which are built to
be portable and will be removed unless you also wish to purchase
them ($8000 for the cabin).
Current
taxes are $3952, but
will be lowered next year as the owner has just combined 3 tax parcels.
While the price of $279000 equals his investment there, he is definitely
looking for offers and propositions.
Let
me give you some ideas.
1) He could sell with less land (a neighbor would like to have some
of the land in the back should he decide to sell that way). By non-Amish
standards, much of the home is unfinished. For instance, there are
many plywood floors, no functional wiring, no bathrooms (other than
a 3 holer), and no kitchen cabinets. But the owner is an accomplished
carpenter, electrician, and cabinet-maker. 2) He can put in hardwood
floors, wire it to code (if you buy the materials), or put in bathrooms
or kitchen cabinets.
For
religious reasons,
this (#2) cannot be done until the property is under contract and
a deposit given - he hopes that you will understand. Also,
for religious reasons, there can be no Sunday showings or drivebys.
Also, for religious reasons, the Church has asked that we disseminate
no interior pictures without prior approval. When you visit here,
you will immediately see that there is nothing to hide and that
we are dealing with people of honest and honorable intentions who
operate under certain constraints of their beliefs .

TOWN OF DEERFIELD , ONEIDA COUNTY GENERAL LIVESTOCK FARM:
Horses, Beef, Alpacas, you name it and you will have the ideal home
for them here just a 10 minute drive from the city of Utica and
all of its amenities. There are 41 surveyed very gently rolling acres
here with roughly 22 acres of hayland, 8 acres of woods and 10 acres
or so of pasture most of which is fenced off into 4 separate paddocks.
There are 2 small year round streams here and an area that is an
ideal site for a decent sized pond.
The
very nice 8 room home ,
built in 1930 is an original Sears & Roebuck kit home which
were very fashionable in the early part of the last century. Downstairs
you will find a mudroom/laundry combo, an open kitchen and dining
room, a family room, living room and a 1/2 bath. All floors
are hardwood. Upstairs are 3 bedrooms and a full bath. There
is a full walk up attic that has great potential as another large
bedroom or even a studio of some sort. There have been many updates
here to include vinyl siding, wooden thermopane replacement windows,
a new septic system (1000 gal concrete) and leach field and a
new hot water heater. A new oil hot air furnace and a new roof are
also slated to be installed here right along. There is a full
width open front porch for settin', a large rear deck in the
fenced in back yard for privacy and an attached 4 car fully heated
garage for any project you might come up with. There is a drilled
well and a 100 amp electric service will be found in the full
concrete basement with a poured concrete foundation.
The
main barn is a 45'x120'
2 story former dairy barn with a clear span drive in hay
mow. The cow stalls have been removed to allow room for box
stalls, there is a large fenced in poultry area, there is a 26'x45'
addition off the back with several more stock pens and a 20'x20'
cyclone fenced dog or stock pen out front. The old milkhouse/wellhouse
is also heated and there is an upstairs section of a small addition
on the barn that would lend itself well as a small apartment
or, like the attic in the house, some sort of studio. The barn
roof has been freshly painted and the barn itself is scheduled for
a paint job also.
Other
outbuildings include
a 40'x45' steel pole barn, a 25'x30' 2 story barn/shed with sliding
doors, an original 12'x14' ice house and a 8'x10' garden type shed
on skids that can be placed wherever you like. It has already served
as a childs playhouse and a vegetable stand out front. A full line
of haying and other miscellaneous farm equipment is also available--price
to be determined.
Lastly,
the property is located
on State Route 8 in the growing town of Deerfield just north
of Utica in Oneida County . It is in the Poland school district,
has 445' of road frontage, total taxes are $3800 and the asking
price is $350,000.
SPECIAL

BIO-DYNAMICALLY FARMED, ORGANIC GENTLEMAN'S FARM
Located
just east of Cooperstown ,
next to an upscale rural area and only 1.5mi. to a State Park,
we now offer a gentleman's farm with a world of potential. The little-traveled
road is paved to the farmstead and graveled thereafter (it is year-round,
however). A highly scenic area with wonderful views and rolling
topography, there are 57 acres, all open. 11 acres can be
easily tilled and the rest is better used as pasture. And
it has 3400' of road frontage. ( See below, if you want more
land. )
There
is $70,000 worth of woven wire fencing .
PLUS, it is certified organic and farmed bio-dynamically! There
is a small stream and a small pond on the property as well.
The
gracious home is of
Italianate style and has an older stone section dating back to the
early 1800's. Rooms are quite large and there are 10' ceilings though
most of the home. Large windows allow lots of light, from its Southern
exposure. It features a new roof, new sheetrock and electric
throughout, new plumbing, 2 new tile/marble full baths. But it is
not a finished project: many (certainly not all) rooms need their
plank floors refinished and the walls & ceilings painted; a
huge third bath has been stubbed in, but not completed beyond this.
Windows were replaced in the stone section but not elsewhere. A
furnace heats the stone section but not the rest of the home, but
there are active woodstoves so more can be heated, without using
oil.
This
is a large home and
probably has 4000 square feet of living space. Downstairs
is a recently done-over tiled kitchen with a wood/gas cook stove,
a double dining/living room, mud room, bath, formal parlour, 2 bedrooms.
The second story has 5 bedrooms, a sitting room with bay windows,
a crafts room, and a bath.
This
home has the potential
to be a very grand estate and it is most of the way there, with
the expensive parts completed for you, and many of the decorative
choices yet to be made.
The
barn is 30x140' and
was a 65 cow dairy barn once. The current owners run beef and small
animals and now use a series of pens. However the pipeline (1 1/2”
Universal) and bulk tank are still there. It is a bank barn with
a drive-in mow and is in fine structural shape. There is a 16x50'
silo.
A
herd of Scotch Highlander beef cattle ,
as well as milk sheep, goats, etc. are available as is a small line
of older machinery (MH 30 tractor w/loader, a second MH tractor,
Ford 861 tractor, NH 479 haybine, rake, MH baler, elevator, a single
old hay wagon, several two bottom plows and some other tillage equipment,
and a manure spreader. These are in addition to the price of $350000
(taxes are cheap here, $4000-4200 total, which includes taxes on
land they will retain, so your figure will be quite a bit less.
If
you want more land ,
the following pieces which adjoin can be made available. 1) 24 acre
meadow (1800' frontage), 2) a 22 acre meadow (300' frontage
+ 650' on an abandoned road). 3) There is also a 27 acre piece
(1/2 meadow, 1/2 wooded) which adjoins the last one (800' frontage
on the abandoned road). All have views too. You can pick what
you want if you desire more land. Total available: 130 acres (70
tillable, all fully organic, with 5200' frontage + 1400' more
on the abandoned road).

REASONABLY PRICED COUNTRY RANCH HOME WITH 38 ACRES : A
simple 6 room country ranch here in a quiet setting. A great starter
home, weekend getaway or just the place to raise those animals you
always wanted.
There
are 38 surveyed rolling acres
here with 15 acres in actively cropped hay meadow. The soils are
highly thought of Conesus
and Lansing silt loams--both on the list of Otsego County prime
farmlands. There is a tiny patch of woods but the remainder
of the ground is primarily old pastureland just beginning to fill
in with a few trees here and there. There is a small stream and a
spring fed marshy area that would make an excellent pond
site. The piece also provides great hunting with long
distance views to the west.
The
stick built single story home
went up in 2002 and consists of a large (14'x24') open
kitchen-dining room combo, a 14'x18' living room with a wood stove
in an alcove, 3 bedrooms, bath and a laundry room with it's
own outside door to the clothesline. It has an attached 2 car
garage, all tilt in thermopane windows, vinyl siding with a
steel roof, a 130' drilled well with excellent water, an oil hot
air furnace and a 200 amp electric service. All appliances
and the woodstove are included. This is in the low priced REA electric
area. There is also a
vinyl sided 24'x30' enclosed pole barn on concrete with it's
own 200 amp electric service and 220 power for welding.
This multi-purpose building would work well as a shop, machinery
shed or a livestock barn. Even the 10'x10' chicken coop is
vinyl sided.
The
property has roughly
1700' of road frontage and is located in the Town of Plainfield
in Otsego County , with a West Winfield address, Mount Markham
school district. Total taxes are $2300 and the asking price
is $160,000. NOTE: The home and acreage may also be purchased
separately. Home and pole barn on 1.3 acres for $95,000 or
37 acres for $65,000.

OTSEGO COUNTY SECLUDED DEAD-END GETAWAY, HUNTING CAMP:
This
is one of those spots that you just fall in love with,
that every deer hunter
dreams about. At the very end of a town maintained gravel
road butted up against the 800 acre Basswood State Forest you will
find this 24 acre property with 16 acres of woods and an 8 acre
hay meadow that is still regularly cropped by a local farmer.
You will find absolute privacy here as well as excellent hunting.
There
is a good 14'x70' single wide mobile home in perfectly livable
condition with a kitchen, living room, 3 bedrooms and 2 baths. The
stove, refrigerator and some of the furnishings are to be included. A
small deck on the front provides a nice spot to sit and soak
up the tranquility. Just the place to simply get away, set
up your hunting
camp or even build a house somewhere down the road. Will have to
be off the grid though--there are currently no utilities or
septic system available here, never has been. The mobile home does
have a portable generator hookup, there is propane delivery available
locally and there is an old dug well close by that used to provide
water for the original old homestead that was located here--quality
or quantity unknown.
Just
a short ride into Cooperstown and straddling the Exeter
and Burlington town lines in the Edmeston school district. Total
taxes are an unbelievably low $300 and the asking price is $75,000.
Owner will consider short term financing with 1/3 down.

SOUTHERN MADISON COUNTY DUTCH COLONIAL ON 70 ACRES:
This 100+ year old Dutch Colonial style home lies in the fertile
Unadilla River valley along State Route 8 in the far SE corner of
Madison County, Town of Brookfield.
There
are 9 rooms here to
include a large open kitchen and dining room, a huge living room,
a bedroom or office, mudroom, laundry room and 3/4 bath down and
3
bedrooms and 2 baths up. The home has been extensively
remodeled offering some rather unique amenities. The kitchen offers
all granite countertops and all newer built-in appliances including
2 complete ovens and stovetops. The lady of the house was raised
in the Mennonite tradition where at harvest time there was never
enough cooking space to go around.
There
is a 500 sq. ft. master bath
and bedroom suite upstairs with a jacuzzi, shower stall and both his
and her vanities. The floors are mostly carpeted but there
is oak flooring in the kitchen and dining room, marble
in the upstairs baths.
Rounding
things out there is
a drilled well, the house is vinyl sided, has an asphalt shingle
roof, there is an attached 2 car garage and a 3/4
stand up, dry cement basement lined with canning racks where
you will find a fully updated 200 amp electric service and
generator hookup.
A
special word about the heating system --there
is a standard electric baseboard
heating system as a backup but their main sources of heat are a
wood pellet/corn furnace in an ante room between the kitchen and
garage and a separate corn stove that sits on a rather elaborate
pedastal in the living room. Total heating costs for the entire year--$750.
There
are 70 acres here with
9 acres of highly fertile Howard gravelly silt loam soil directly
behind the house. Grow all your garden needs and sell the surplus
at a stand out front--perfect spot for it. There are roughly 5 acres
of woods up on the hill with the remainder being old pastureland.
Owner said the hunting is great up there, that there are 3
ponds and views that take in the whole valley.
There is a tennis
court.
Extra
income potential: there
are some gravel deposits here and great interest is being shown
locally by natural gas companies in the gas bearing Marcellus and
Utica shale deposits underneath this entire valley.
If
the numbers add up
and the credit reports are good the sellers will consider owner
financing and even the possibility of taking other property in trade.
All kinds of possibilities here. Taxes will need to be determined
as this piece is currently part of a larger property. Edmeston school
district. Asking price is $299,000.

CLASSIC 1865 VICTORIAN
is in excellent condition, as it has been for most
of the 40 years these folks have owned it. And it sits on 9.7 very
scenic acres, occupying the top of a ridge, so there are views both
north and south. The land is mostly side hill pasture, very
fertile with a locust grove and hedgerows plus a seasonal stream
to make it visually appealing. The lawn around the home and garden
is level and it is well-shaded, with huge trees. There are actually
2 lots here, selling as one property. It is excellently located,
just 2-3 miles from town and an exit of I90 in a quiet community
with a good arts program and good schools. This would be a great
spot for horses or small animals. There is a large garden and it
is well landscaped.
The
home has all its original shutters and doors, inside and
out, plus it has a slate
roof in very good condition. High ceilings (9 1/2') are throughout,
along with 6” pine plank floors (which are carpeted downstairs,
refinished upstairs). Downstairs is an enclosed breezeway,
a former kitchen now used as a utility room, & a mud room. Inside
the home proper is a large eat-in country kitchen with the original
wainscoted walls and ceiling, a living room with a bay window, a
bedroom, a study with a monster closet (~5x15'), and a bath and
a half with laundry. A front and a back stairs lead to the second
floor where there are 4 more bedrooms. Two of these have electric
heat and closets; the other two, while in very nice condition, lack
these. One of the bedrooms has duplicates of the bay windows found
in the first floor, very nice.
There
is oil hot water heat
to the downstairs, a 120' drilled well with lots of water (currently
supplying 2 homes; there is a conditioner that goes with it). The
kitchen is Wood-Mode brand and features a large island and 2 year
old refrigerator and stove (the rest of the appliances are negotiable).
There are built-in speakers throughout the downstairs. All the downstairs
windows are double paned (with curved tops to match the upstairs).
The entire home was sheetrocked when it was remodeled 27 years ago.
The septic is about the only thing here that has not been modernized.
Old, but it works.
The
walkup attic is a thing
of beauty and is fully 2 stories high
by itself. It could be easily made into more living space and it
already has electricity. The basement is full, but only partially
cement-floored.
Taxes
are just over $3000
and the price is $249000.

COMMUTER'S HORSE FARM WITH ARENA :
Handyman's horse farm: for $195,500 you get an indoor arena that
is 50x150', 14 box stalls, a tack
shop & workshop, and a classic Greek Revival home. Yes, there
is work needed and cleanup as well, but that has been more than
factored into the price - we are not asking $500000! AND, it is
located near Schenectady County , less than an hour from Saratoga
and 1/2 hour from the Capital District! This has been in the family
since 1958. The current owner's parents operated it as a horse farm;
he does not keep animals. Let's examine in detail what you will
receive.
The arena is in very good condition and has the 14 10x12' stalls
located in the center of the barn, so the horses can run around
the outside of the stalls. There used to be 20 stalls here but 6
have been removed. They all could be reconfigured, removed and reassembled
at an end if that was so desired. The barn is clear-span and there
are no structural limitations. Frankly, it contains way too many
of the owner's possessions, which will be removed as he is able
(right now, he is on crutches from a broken leg). The tack shop
is in very good condition and is used now as a workshop but could
easily be converted back - nothing was changed other than an overhead
door added. It is 20x40'. There is an old small hay
barn, in very poor condition, with the unpainted barn boards and
heavy beams that are so sought after. Another building is a combination
woodshed/lawn and garden implement shed. It is in good condition.
The home is a classic Greek Revival, very original. The interior
needs updating and remodeling, but basically it is in very good
structural condition - with 2 exceptions. There is one rotted sill
(some siding has been
removed so that you can see it) and part of the roof is old. The
exterior looks attractive and the grounds can be very nice. Inside,

ONEIDA COUNTY 1795 BRICK COLONIAL, HORSE FARM AND B&B:
Just
minutes from Vernon Downs harness racing track, the Oneida
Indian
Nation's Turning Stone Casino and I-90 you will find this well
kept 10.3 acre gem sheltered by large shade trees and
surrounded with many flowering trees and perennial flower gardens. The grounds
are slightly rolling and primarily open except for an acre
or so of woods down towards the 25' wide Sconondoa Creek which serves
as the rear boundary of the property. There are about 6 acres of
pasture here divided into
3 well fenced horse paddocks all in close proximity to the barn.
The
stately 10 room circa 1795 brick center hall colonial,
in very good condition, has been completely renovated over
the years but retains many of the original features including the
hardwood and wide plank floors, the high ceilings and three fireplaces.
The first floor consists of a modern kitchen, the dining room with
a wood stove, the living room across the center hall with a fireplace
and a pantry/laundry room. There is a 3 room mother-in-law apartment
off the rear of the first floor with a living room,
bedroom, office and bath where the owners stay when guests are in
residence for their bed and breakfast. Upstairs there is the master
bedroom with it's own private bath and a fireplace, 2 more bedrooms
(one with another fireplace) and another full bath. There is a full
cement basement below and a full attic above. The home has a new
gas hot water furnace with radiators, a new painted steel roof,
a 1000 gal concrete septic, a 100 amp electric service with breakers
and village water. A large covered porch to the rear allows
backyard privacy no matter what the weather. It should be mentioned
here that the fireplaces and woodstove are not currently operable
but can be made so again with new chimney liners. Also, in
the side yard there are existing electric,
water and septic hookups from a previous 2nd home on the property,
should someone wish to make use of them.
The
34'x110', two story, post and beam former dairy barn,
also in very good shape, has been converted over for horses with
the installation of 15 spacious completely enclosed box stalls--wood
below, steel bars above.
The
original 26'x42' two story carriage barn with
an attached and enclosed 36'x42' leanto addition is impressive and offers
many options. There is room for at least 4 vehicles in the downstairs
portion used as a garage area. The central portion provides a large
shop area with door and roof high enough to admit even the largest
of trucks. The end section has another 4 large
box stalls and storage area.
There
is a rather interesting historical feature to this property--namely
the presence of an intact steel railroad trestle built by the former
Owasco River Railroad; not for use by the train to pass over something,
as would be expected, but rather for use by the land owning farmer
to get his cattle and farm machinery over the train tracks. The
tracks have long since been removed and the RR easement returned
to the landowners but the trestle remains, a reminder of both an
industrial and agricultural heritage rapidly disappearing.
Wrapping
things up the property in located on State Route 5 with
600' of road frontage in the Town of Vernon , Oneida County
in the Vernon-Verona-Sherrill school district, total taxes are $4000
with the enhanced STAR deduction.

THE PRINTUP HOME: Both
grand and gracious, The Printup Home was named for the
family who built it in 1829. This brick Colonial has been a Montgomery
County landmark for generations. The Printups started as illiterate
translators of Indian tongues for Sir William Johnson and ended
with multiple homes and huge land holdings. This was their finest
and was built as part home, part tavern/hotel during the early days
of the Erie Canal , which went within feet of the front door. A
bridge over the canal was just beyond and its approach now forms
the west boundary of the property. Eventually, the family moved
away, to Georgia and Iowa , and their holdings in the County shrank,
then disappeared as their business elsewhere expanded.
Now
there just are 1.6 acres left ,
though the property has 990' of road frontage on Rte. 5S.
It is a triangular-shaped lot, also bounded by the Erie Canal Bike
Path. Attractively landscaped with an ample variety of shade trees,
including a few massive
ones, it features two nearly identical fronts, both with replica
curved-roof porches, one facing the road, and the other facing the
Bike Path and the site of the Canal. Even through the location would
not be termed particularly quiet , there are no other homes in sight
- zero. It has the Fonda-Fultonville Schools, considered by most
to be the County's best.
Water
is from an artesian
drilled well and there is an modern updated septic plus additional
gray water handling. A small stream lies just feet beyond the lot's
boundaries. Although located at a low (warmer) elevation and close
to the Mohawk River , it is not in the flood plain .
This
was a home that had
fallen upon relatively hard times, with owners who lacked the means
to “modernize” it (ie - screw it up). Previous owners had shown
an appreciation for what they had and taken some care to keep it
original. And original is just the way I found it 2 years ago, in
what I call “museum quality condition”, meaning nearly everything
old was left in place and undisturbed. 95% of the
woodwork was intact and even most of the plaster did not need repair.
The doors were even there and the plank floors had never been covered.
That is not to say it could have been lived in then. It needed tons
of work but was, shall we say, a “worthy project”. And for the next
18 months, it became a full-time project for a very talented carpenter
and a series of specialty contractors.
The
home could be easily
used as a home-based professional office or a B&B. It's location
and style lends itself well to this. Or there could be an in-law
or caretaker apartment, coupled with gracious living for the owners
in the brick part of the home.
When
you enter the brick part
from either door, you come into a huge formal hall with stairs leading
to the second floor. To the east is a 20x30' 2 section living room,
with a hand-hewn beam ceiling, Red Fir floors, and a fireplace.
To the west is the formal dining room (or use it as a library) with
a mock fireplace, a 1/2 bath, and a large custom-built eat-in kitchen.
Upstairs, the huge hall continues and there is a “small” bedroom
(12.5x18') and two larger ones (17.5x18.5'), one with a mock
fireplace and one with a real fireplace. A fourth bedroom was turned
into a pink marble bath with laundry facilities.
The
wooden part (which
is vinyl sided) is smaller and more conventional. Downstairs, there
is a room recently used as a kitchen/dining room and a second room
which had been used as a living room, plus a full bath. A stairway
leads to 2 bedrooms above them (each 12x19'). All rooms but the
kitchen have Red Fir floors and crown molding. You can move between
the two halves of the home on both floors by doorways which could
be easily be closed off and locked.
Taxes
are absurdly low at
the moment - $866. combined, with NO deductions taken.

tillable. There are views from everywhere here. A small stream,
2 ponds, 2 dug and one drilled well gives ample water. There are
14 paddocks and 6 run-in sheds.
The
biggest barn is a former dairy and is 40x187'. Mostly,
it is used for storage and for hay. It is of hip roof constructions
and has a slate roof. An addition to it is clear-span and is used
for run-in but could have 14 stalls put in. Another addition has
5 oak box stalls and a run-in section to which more
box stalls could be added. A pine-paneled office occupies the former
milk house. The barn has been rewired, in conduits. There are 4
silos (2-20x60, 1- 18x60 and a 20x80 Harvestore - only the Harvestore
has an unloader). A clear-span Morton building is 56x92' and could
be used for an arena. There is some paving there in one section
And there is a 2 story carriage house, 50x50', with run-ins on one
section.
There
are two homes here. The main home is a brick Greek Revival,
very classic. Built in 1830, it has oak floor downstairs, pine plank
up, Downstairs, there are a kitchen/dining room, a bedroom, mud
room, and 2
living rooms. The formal one has an original fireplace. The second
story has 2-3 bedrooms and storage space. The home has 2 new baths,
one with a marble floor. There is hot water heat - a wood and an
oil furnace, 2 of them, use whichever one you want. Its electric
has been upgraded. The attic has
been refloored.
The
second home has been resided with all new windows, reinsulated,
and an oil hot air and wood furnace added. The floors have been
redone as well. It has 2 stories and 3 bedrooms, one bath. The roofs
on both homes are scheduled to be replaced, as needed, this spring.
I
should note that there are a variety of ongoing projects
here which the owner will continue on until the farm has been sold.
This farm is located in a very scenic area with many horse and dairy
farms around it. In fact, there is a very large arena adjoining
it whose owners would sell with a varying amount of land and with
or without another home. Taxes are around $5000 with ag value.
Owner has decided to move to Kentucky and has cut the price
to $489,000

MONTGOMERY COUNTY FARM WITH CIRCA 1830 BRICK HOME:
60 acre farm
located
in eastern Montgomery County - easy access to the Capital
District or Saratoga . It is just beyond the outskirts of town with
no homes nearby and wonderful views down the Mohawk Valley . 53
are tillable (actually 60 are tillable as there are 6 acres under
a power line that the farm has exclusive use of but does not own
or pay taxes on) and 7 wooded, with 2800' of road frontage. More
land is available to rent. Or you could buy it with less land, 26
acres, and the owner would retain the land across the road. In the
lawn are young but bearing pear, plum, peach and apricot trees.
The
home is a side hall brick colonial, built in the 1830's
with 3200 square feet of living space. A wing has been painstakingly
restored and features the original pumpkin
pine floors, decorative woodwork (also throughout the rest of the
home). In it is a large dining (or living) room, with one wall of
brick, a large eat-in kitchen with custom made cherry cabinetry,
an oversize bath/laundry and a mud room with slate floor. The latches
and hinges are all antique or reproductions - you cannot tell which
is which. Above it are 2 bedrooms and an attic. In the brick section
of the home, restoration is still an ongoing process. The owner
is working on the living room now. It will have a mock fireplace,
decorative panels under the large windows, wood flooring and all
new sheetrock. The side hall has double front doors with arched
windows - wonderful
shape. There is also a former kitchen and a 1/2 bath in this section.
Upstairs are 3 bedrooms and a full bath. Every room in the upstairs
has paneling, but the old floor and woodwork is still there. The
home has been rewired, reinsulated, has two porches, an oil hot
air furnace. It comes with nearly new appliances (stove, refrigerator,
dishwasher, washer, drier) and a wood cook stove.

THE FORMER STONE HOUSE RESTAURANT
is now being offered for sale. Possibilities here are many - reopen
the restaurant, use as a professional building, mini farm, palatial
residence, internet business, spring water plant, office space,
quilt shop, banquet or party facility, martial arts or exercise
studio.... Because the serving area is clear span, it could be easily
divided into various configurations. Its many casement windows look
out into pleasant and bucolic farmland surroundings in every direction.
Before
I tell you about the buildings, let me say some words about the
land. Located
in southern Herkimer County between I 90 and US 20, this 15 acres
is set in the middle of an area dominated by family farms and middle
class homes. The land is mostly open, though there are copses of
trees. Soils are high quality, high lime, fairly flat and suitable
for any crop that can be grown in the climate. It enjoys nice area
views. There is 2.1 Wetlands surrounding a crystal clear stream
that, though small, flows at 288 cubic feet per minute. You can
easily walk right to the stream (called Steele Creek); it's not
that wet around it. And there is a small pond, whose clarity is
unrivaled in any I have seen. It is entirely spring fed, and what
springs! One comes from the spring that serves as the
water source (it also supplies the neighbor) and another, larger,
one gushes out of the ground a few feet away. Between the three,
the outflow is 211cfm. This is over 2 1/4 million gallons
a day! Because of the flow, the pond never freezes, no matter how
severe the winter. Inflow temperature during summer is 47 degrees
and outflow is just 50 - perfect for trout! A State snowmobile trail
runs very close by. There is 905' of road frontage, equally split
between both sides of the road. From the deed description, it would
appear that most if not all the land has been surveyed, though much
of this may have been in the distant past.
The
restaurant portion has an air-conditioned seating area
for 100 patrons that is 24x75. When operating, they used to serve
250-300 meals per 18 hour week, and also another 700 for meals on
wheels. The new section can be separated from
the old by using an in-place folding wall partition. There are also
4 – 8' portable folding room partitions as well. There is a hostess?
desk, a wet sink, a water dispenser and ice sink, and the expected
men and women's facilities. Floors are older commercial carpet.
The furnace that services the restaurant is nearly new; the one
that serves the home is older and is currently disconnected as a
previous owner had used a wood furnace temporarily. Both furnaces
are oil hot air.? Included are 50 chairs and 14 tables and some
miscellaneous supplies. The main home was built from locally quarried
limestone about 1830 with the restaurant added in1963 and expanded
again in 1987. In the home portion is a former bar room (20x13?)
with a tile floor and pass-through from the kitchen, the commercial
kitchen (15x15') with a double oven, 6 burner stove and 3 burner
grill + broiler, 12' vent hood with fire suppression system, commercial
double basin sink. a 7x15' former laundry/prep room, and another
11X12.5' former baking room (this could be used as another bedroom
as it has a closet). Both these have white tile floors. There is
also a carpeted 16x16 living room and a center hall. Upstairs are
three bedrooms (14x16', with an historic sleeping alcove now used
as a huge closet; 12x17' with closet and full bath added, and 13x17',
with closet. There is a second full bath (shower only) and another
closet in the hall area. These bedrooms are carpeted. The upstairs
floors do slope in places. Downstairs all the joists have been sintered
and they are level. Ceilings are
mostly 8 ½' high. The basement is under the entire structure
and is tall enough, and very dry (has French drains) and features
3 walk-out doors and windows to the south. There are 2 gas hot water
heaters and one or 2 laundry areas. Much wiring, all but 2 windows,
and the roof over the home portion are new or recently updated.
Outside is a tiny cabana with a toilet and a 24' above-ground pool
with a large deck surrounding it. The home has a sophisticated telecommunications
capability and 3 phone lines, + high speed internet available. There
are 2 - 1000gallon septic systems. Across the street is a 3 car
garage (22x32'), built in 1995. There is a like-new pole barn that
is 30x80' with16' sidewalls. It is clear-span and could be used
for machinery or animals and in fact has 2 pens in it. Taxes are
$4627, with no Star or other exemption taken. The owner feels these
can be significantly lowered in the future. He has priced it to
sell at $179000 and can carry a mortgage for a party who has at
least $20000 down. It is also available with 8 acres, and all buildings
for $159,000.

CHARMING VALLEY
BEEF FARM NEAR ONEONTA:
Located
in an idyllic valley setting on a paved road this 190 acre
farm includes a circa 1856 and1910 Colonial farmhouse with 3,020'
of road frontage. The house and the majority of the land are on
the eastern side with the barns directly across the road. On the
eastern side there is a mixture of pasture, cropland and 45 acres
of forest
lands. A small stream runs through the middle of the property and
a pond is visible from the kitchen window. Geese have their babies
on the pond each spring, wood ducks, mallards and mergansers visit.
Deer, fox and turkey abound in the area, often stopping to drink
from the creek that feeds the pond. On the western side are the
barns, barnyard and a small pasture, plus a 5 acre piece that has
been used as a calving pasture. A designated trout stream runs the
length of the western side. 1,100 acres of state forest are located
throughout the area. Part of the state forest adjoins the SW end
of the property. The land and surrounding area is perfect for snowmobiling,
hunting, fishing and recreational activities.
Because
of its unique wildlife habitat,
aquatic habitat, and rural character, the farm is a part of the
Otsego Land Trust conservation easement program. The purpose of
this program is to “enhance the long term natural values of property
and protect the distinctive rural character of Otsego county and
its land and waters of significant scenic, historic and ecological
value.”
The
farm will be designated as agricultural whether or not
any farming is occurring. There are three building areas totaling
9.2 acres along the road. Indoor riding rings, barns, buildings
for home occupations (such as an antique shop), or buildings used
for education or recreational uses are some examples of what may
be constructed. The 5 acre piece could be used to build another
house or could be sold off from the 190 acres. In the farm and forestry
area any structure for farm or forestry, education or recreation
may be constructed. A cabin can also be built in the forest area.
Basically the only restriction is that another house can be built
only where the house is now and on the five acres. The rest of the
land can be used for any type of farming, rural enterprise, educational
or recreational purposes.
The home
is set back from the road and has 2,400 sqft. of living area, which
includes a country style kitchen with the original built in cabinet
and an eating area, dining room, side hall with a small room and
a living room with a fireplace downstairs. The second floor has
a landing, large hallway, huge linen closet, four bedrooms with
closets and a bathroom There are wood floors throughout the house.
There is a new heavy duty oil hot air furnace
which was installed in December of 2007. The home is well insulated
and has new insulated windows throughout, a 4 year old roof and
200 amp electrical service. There are perennial gardens surrounding
the home, crabapple and apple trees, as well as pine trees on the
north side. There is a wonderful, large front porch where you can
watch the 10 or so cars a day that pass. The spring water is excellent
and piped to the house and barns with a new 1 ¼” pipe. There
is also an underground invisible dog fence along the road front.
The
barns are just across the road from the residence.
There is a 30x75' two story wood frame bank barn, which is up to
code with 100 amp service, an 8' ceiling downstairs, a hay loft
above and a new red metal roof. It has been used as a working area
for cattle. It has the original beams and is a beauty. There are
fenced working areas around the barns. There is also an old red
barn for farm equipment storage and small animal housing. A machinery
shed is farther down the road. The farm is only 4 miles from Morris;
a lovely little village with all the amenities. There is a bank,
grocery store and various other businesses. Morris Central School
has recently been updated and is known for its excellence. Oneonta
and Cooperstown are within 35 minutes with Albany and Binghamton
about an hour on I-88. This was an operating beef farm. There are
still 8 head and 5 new calves. It is a farm rich in history, character
and beauty; a special place. The owners are moving to be closer
to aging family members. The home is charming and entirely livable,
but a new owner would probably want to do some updating. The owners
are offering the farm at a reduced price of $375,000
