12473 ALL-PURPOSE FARM JUST WEST OF ALBANY .....…….…$199,000

The Good - It is definitely priced to sell fast at $199000 (offers, anyone?). Some years ago, 5 acres with the buildings were surveyed, but not separated, which will give us more than usual latitude in getting it financed. The property is located in Esperance, just 1/2 hour, 2 stop lights, and no tolls between you and Albany , an easy commute. There are 840' of frontage on a very good road and the home is set back a bit further from the road than is normal. There is a large, well-kept lawn.

 

The farm has 68 acres , mostly side hill with a southern exposure. It consists of old fields and pastures for the most part, but there are also ~17 acres of woods and a large but seasonal stream with a tiny little pond along it. 12380 BEEF & DAIRY FARM with views and what could be a great home.  This has 155 acres, of which 70-80 are tillable and another 20-30 are pasture (some could be tilled), the remainder being wooded. It is in 2 parcels (112 acres is on the home place and 45 more acres are nearby) and has a large amount of road frontage on each one. There are southern views from everywhere, several streams, one pond, and a couple of good sites for others if someone desires more than the one small shallow one that is there now. The home will require some explanation. The original part is about 200 years old, as evidenced by the hand-hewn beams and pegged post and beam construction. The appliances here are almost new and they stay with the property. The floor is ceramic tile and there is track lighting. It is a wonderful kitchen. Off the other side of the dining room is a large bath , which has ceramic tile floors. A separate tiny room in the bath houses the toilet.  Next to it, also coming off the dining room, is a large laundry (more new appliances, which also stay). An unfinished child's play loft is above this. Beyond the laundry is a large mud room , with a coat closet. Both these rooms have quarry tile floors, and 6” pine wall paneling & ceilings. Two of them in the oldest part of the home have been remodeled with hand-hewn beams exposed and plank floors installed or refinished. There is another full and new bath (w/jacuzzi tub - there but not installed yet) and more closet space off the new hall.  This project is not finished. Though this hallway, you come to the new master bedroom , which has its own separate full bath, with a second jacuzzi tub + 2 walk-in closets. This room measures 20x30', has whole tree rafters exposed and has pine paneled walls and ceilings with a wood floor (it still needs to be poly-urethaned). 12499 THE PRINTUP HOME: Both grand and gracious, The Printup Home was named for the family who built it in 1829. This brick Colonial has been a Montgomery County landmark for generations. The Printups started as illiterate translators of Indian tongues for Sir William Johnson and ended with multiple homes and huge land holdings.
