GREAT FAMILY FARM AT AN AFFORDABLE PRICE
Good
farm in a good farming area
and it's certified organic! The owners used to crop 600 acres
with the addition
of rented land, but the farm is just 112 acres (62 tillable,
all the highly regarded Honeoye soils, 30 pasture, some of
which could be tilled, and 30 wooded). He still rents the
farm across the road (50 tillable there). There is a sugar
bush and a sugar house in the woods and there is marketable
cherry as well.
The
home is unique
as it used to house a Grange Hall years ago, so there is this
huge unremodeled
meeting room in an 18x50' wing, with storage and garage space
beneath it. Even the old Grange chairs are there. The
main section of the home has 2000 more square feet (making
3800ft2 total) and was built 150 years ago. Downstairs, there
is a kitchen, formal dining room, bedroom, half bath, and
a living room/library. These two rooms are separated by pocket
doors. Floors are painted plank. Upstairs are 2 large
and 2 small bedrooms and a bath. The home condition is good
to very good and it presents a very attractive exterior appearance..
A unique feature of the home is a double porch, one above
the other. Heat is an oil/wood hot air furnace. They don't
spend a dime for heat.
There
is an excellent drilled well
for house and barn and also a dug well for the home. Other
dug wells are there but no longer used, including one in the
pasture.
The
barn is 36x120'
and has 60 tie stalls, 50 of which could be considered cow
sized. It has a 600g bulk tank, pipeline and barn cleaner
and overhead hay storage. A wing can be used for youngstock
or general storage. There is also a 3 bay machinery shed,
a work shop, and a 15x30' run-in shed. Cows have not been
here since 2005 or 2006, but
the barn is clean and ready to go once you check everything
over.
For
fair market value
the following machinery is available: MF 2740 tractor w/cab,
JD 2940 tractor w/4WD & bucket, NI 5112 12' discbine,
NH 258 rake, older NI rake, 50' JD elevator, Kuhn tedder,
3 steel and 2 wooden kicker wagons, new Case 530 baler. JD
446
round baler, Ehlo bale wrapper, White 598 variable width 5
bottom plows, cultimuclcher, brand new Einback seeder, 30'
Salford field cultivator, NI spreader (needs floor), dual
hitch for tandem rakes, several extra running gears, and a
generator. Stored feed is available for an additional sum
(negotiable); some of growing feed belongs to a neighbor.
The
price of $269000
makes this an exciting find. Taxes are $4000 and half of that
is returned, giving them a net tax cost of $2000.

NICEST FARM IN A GREAT FARMING AREA: Operating
dairy with ripping good land. There are 136 acres here with
85-90
tillable. Big field, nearly level, well drained and high in
lime as well as very fertile. He gets excellent corn with
only 100 lbs of fertilizer - and the remaining land could
be certified organic. There is over 4000' of road frontage
on a paved side road.
The
home
is a year old and the owner invested $210000 in it. There
are 1928 sq. ft, 3 bedrooms and 2 full baths, plus the usual
kitchen, dining room and kitchen. There is a full basement
with 9' ceilings and it could be finished off for additional
living space. 200amp electric, oil/wood hot water heat, a
310' deep well with a head of 110' water in it.
The
barn is 40x136'
and has 60 new ties with mats. There is a pipeline, 700g bulk
tank, mow conveyor, 2 Patz cleaners, and 2
silos (20x50 & 14x42). A wing has 30 head to head stalls
for young stock. Although no pipeline goes to it now, there
has been one in the past.
Other
barns include
a 38x40' shop and machine barn, a back barn of the same size
used for heifers. It has 16 headlocks. And there is a good
4 bay machinery shed.
This
is a very good farm ,
perhaps the best one in a good farming area. It has an excellent
home and adequate facilities for 60 cows and all young stock,
all machinery, plus there is the shop. The owner wants serious
buyers; he is not one for wasting his time with tire-kickers.
Taxes are $6000 and the price is $499000.

WELL-THOUGHT OUT & WELL-KEPT FREESTALL: We
are proud to offer this operating dairy, currently run as
a profitable purchase feed operation. With nearly 100
acres here and nearly 75 of that tillable plus
all free and nearly free land to get nearby, getting enough
feed is not a problem. For instance there are 114 acres that
has been used by free by this farm for 100 years, another
200 acres that is free, another 67 rented (which could be
purchased). the list can go on. The owner is happy with the
price and quality fee from a custom cropper and chooses to
go that way. There is 10 acre pasture and the remaining land
is either farmstead or wasteland. There is a stream and a
pond, over 4000' of road frontage on 2 sides of one road and
one side of two other roads. The property is located <1mi
from a small city on a major milk route and routinely gets
premiums for this as well as his quality milk. And there are
beautiful valley views from everywhere.
T his
is a well thought-out and well-kept farm. The main barn has
148 freestalls and 2 pens, drive through feeding with lockups,
scabbled concrete, curtained sidewalls. It is 88x213'. The
parlour is a double six, rapid exit parallel setup with a
3” low line and ATOs. There is a 2000 gallon bulk tank. Water
is from a 145' drilled well with a new pump and there
is a more than an ample supply for a large expansion if someone
wanted to go larger. You will find the buildings close enough
to be convenient yet with enough space around them to allow
for easy expansion.
Feed
is stored in 2 bunker silos, 50x160' and 28x160' plus three
uprights with unloaders (16x60, 18x60 and 14x40'). Heifers
have their own 54x120' barn with curtained sidewalls, a push
off and 100 stalls. There is manure storage of one week. Application
as been made for a lagoon, but funding has not come though
yet. This could be transferred to a new owner if they wish
(no obligation). There is also a 40x60' pole barn used for
machinery storage and a farm shop.
The
home is about 150 years old and is 2 family. It has had extensive
recent remodeling - some new sheetrock, mostly new floors
(hardwood or carpet), remodeled kitchen and baths, new wiring
and plumbing, newer siding (vinyl)
and roof (metal), newer Thermopride hot air furnace with central
air. The owner's side has an oversized garage attached and
is the nicer of the two. It has a kitchen/dining room, living
room, a ceramic tiled bath and two bedrooms downstairs with
a third bedroom and a walk-in attic on the second floor. The
other side is rented to a single lady who pays $500/month.
It has a kitchen, dining room, living room, 4 bedrooms and
a bath + storage. A spring services the home.
If
you want, the owner can let his cattle and machinery go with
the farm for fair market price at the time of sale (additional
to the real estate price of course). He has 130 cows, 30 bred
heifers and 30 more heifers of various ages. His DHI RHA is
22000, 4.0%BF, 3.1%P and the herd is partly registered, mostly
Holstein with 4-5 Jerseys added. Currently he gets >$20/cwt.
He has a very small line of machinery, headed by a 2009 Case
IH MX140 tractor, a IH 1066 tractor, a Knight mixer/feeder
wagon,; a Knight spreader, a NH LS185 skid steer, and a manure
pump. Any feed growing or in storage will be made available
at below market value
The price
here has been reduced to only $412000 for the real estate
and taxes are only $4000 (after a $3000 rebate). The owner
is serious about selling as he has serious health issues.
He may be willing to offer terms for a strong buyer. The help
may be willing to stay on for a new owner

CUTS THE EQUIVALENT OF 100,000 BALES OF HAY
Farms 1500-2000 acres, nearly all rent-free.
Has enough feed on hand to carry 200 head for 12-18 months.
This is an area with
few dairy farms, but many wealthy landowners who own large
tracts and want them farmed. Located in the Adirondack Park
, 2 miles from Lake Champlain , it's also uncommonly beautiful
here. Slightly upscale community. and custom farmers are easily
available.
107
owned, with 90 tillable (huge productive fields of
Vergennes Clay soil). Most of the remainder is pasture.
Very quiet location with >5900' road frontage + 1/4 mile
on the Bouquet River , suitable for fishing, canoeing, or
swimming.
Newer
ranch home
(built 1996) sits well off the road and has a huge walk-out
basement, 2300 ft2. 4 bedrooms (11x13', 11x13', 11x10', 11x10'),
large Living Room (24x26') w/hardwood floors, 11x11' dining
room w/hardwood floors, 11x10' kitchen w/maple
cabinetry, 2 1/2 baths and laundry, sun deck, small
enclosed porch, Adirondack Mountain views. Spring and
a drilled well. Three year old oil hot air furnace and
a 1000g fuel tank gives storage enough for 3 years (they only
burn 300g/year - yes, it's well-insulated). 200 amp electric.
Poured foundation, steel roof. There is also a derelict older
home, partly brick.
Double
7 BouMatic parlour with ATO's in a 120 cow Penn State
style drive-through freestall (100x175'
on the main barn with the milking center and maternity facilities
as a “T”) that has made milk within the year. It can be set
up as 4 groups. You will need to make some stall repairs and
the feed bunks were removed to allow hay storage. Milkhouse
with 2000 and 1000 gallon bulk tanks, 1/2 bath, utility rooms,
etc. LN vacuum pump with an older one for back-up. LN oil-fired
HW heater. Loads of spring water. A stray voltage grounding
system is there but is not used. Calf area off the
parlor and there is also a 25x30' calving area. Concrete barnyard
and a nutrient management plan is in place. Ample support
buildings and 8000 tons feed storage on extensive pads. Another
large concrete pad used to lie beneath a 98 cow freestall
rented building that was removed before this owner took over.
That would be a great location for a greenhouse or pole barn.
Older dairy and hay barn for heifers (30x54' with wing 30x80'-
the wing needs extensive work at one end). A 65x80' barn holds
hay, and has 3 bays for machinery and 4 box stalls for horses.
There is a 40x48' clean span barn for young stock or machinery.
Do
not expect to find a showplace; you'd only be disappointed.
This farm is in its work clothes. However, the fields, both
owned and rented, are in showplace condition. He takes VERY
good care of the land. Reduced to $320000 (almost the
same as its assessed value), with $5000 taxes. Offers wanted.
The
owner would sell his machinery
or might be tempted to keep it and provide crops for a new
owner. He plants about 320 acres of corn and, in a good
year, has averaged 28t/acre. He cuts the equivalent of 100,000
bales of hay. But he hires some work done, too - the chopping,
combining, plowing and spraying. There is much new machinery
here -like 2010 models! He got a 0% interest for 5 years
deal: JD 7130 4WD w/cab and loader, JS 7330 4WD &
cab, JD946 discbine, double Kuhn rotary rakes, JD 348
small square baler, NH RB940 big square baler, Kuhn fold-up
tedder, and an AgLand 6610 Mascerator. Older than 1 year, but
in nice shape, are: Gehl TDC round baler, 30' elevator on
wheels, 6 steel kicker wagons, JD340 offset disc, Brilllion
cultimulcher, Generac 8-0KW alternator, NH L170 skid steer,
bale grabber, Pequea running gear, self feeder wagon, round
or big square bale wagon, round bale wrapper.

PLAIN OLD DAIRY FARM: This
operating no frills dairy farm has all that you really need
to get started. About 150 acres in size, there are at least
75 tillable, another 50 wooded and the remainder in pasture.
(Actually, the tenant there pastures all of it and buys feed,
as he has no machinery of his own. He pays
$600/month.) There is a good stream through the pasture
and the property enjoys fine vews. It is in a desireable area
between two Amish communities. A power line bisects the property
but you have use of all its land for whatever purpose you
deside, no money changes hands, this is free land.
The
barn is single story and haas 46 cow ties and 11
more for heifers. It is 40x100' and has a 500g bulk tank,
Patz barn cleaner and 2” pipeline. A drllled well services
it.
The
home is cape styled and is in fair condition, 1000ft2.
Downstairs, it has a eat-in kitchen, living room, a bath and
2 bedrooms; On the second story are 2 more bedrooms. There
is a large walk-out basement with a
wood shed attached. This could be space into which someone
might expand the home if they wished. Wood hot air heat and
a 70-80' drilled well. The home could use new siding.
The
owner asks $350,000. The quicker an offer comes
in, the more he will dicker as he wishes to sell it to buy
more property in another part of the US . There is an additional
12.2 acres, located separately, that he could also sell with
this for an additional sum. Taxes are $3000 and as the owner
does not reside here, he does not claim the Star exemption
which an owner-operator could receive. 4 separate adjoining
parcels comprise the home farm.

CERTIFIED ORGANIC AMISH FARM:
Amish
farm now offered in an area which little ever comes
up for sale. Located on a quiet road, it has 140 acres, 58
of which are tillable (well-drained Wassaic soils predominate),
60 wooded, and the remainder is either pasture or Wetland.
The farm is certifiable as organic. A Wetland easement
could be sold to the State by the new owner if they desired.
There is much water on the property - three developed springs,
a drilled well, a small stream, and a large beaver pond (which
crosses over into adjacent land). There is $20000 of timber
value, and, frankly, some needs to be thinned to allow better
growth of the rest. The owner will be doing this carefully,
then plowing the proceeds back into the property.
The
home is large,
15 rooms. Downstairs is a front porch (6x18' - incidentally,
all sizes given here are approximate), a mud room, large wash
and baking room (16x30', which could be turned into a garage
if you wanted), a living room (15x27'), a kitchen/dining room
(14x20'), a sitting room (15x15', with a wood stove, plank
ceiling and floors, and wainscoting), a bedroom (15x15'),
an office (8x14'), and two pantries/storage rooms. Upstairs
are 2 sitting rooms, and 4-5 bedrooms). Part of the
home is new but not all has been finished.
The
main barn is
roughly 40x130' and is of post and beam construction throughout
most of its length. Once a 52 cow barn with a spreader shed,
it now has 28 cow ties and 10 horse stalls (2 box stalls &
8 straight stalls), plus a 2 story wing for hay and straw,
and another section that is used as a woodworking shop.
There
is a 3 bay machinery shed
(20x30'), a large machinery shed (22x75'), a small chicken
coop and other small buildings. The owner's son owns a one
room rustic log cabin (neat!) and a two stall horse barn which
are built to be portable and will be removed unless you also
wish to purchase them ($8000 for the cabin).
Current
taxes are $3952,
but will be lowered next year as the owner has just combined
3 tax parcels. While the price of $279000 equals his investment
there, he is definitely looking for offers and propositions.
Let
me give you some ideas.
1) He could sell with less land (a neighbor would like to
have some of the land in the back should he decide to sell
that way). By non-Amish standards, much of the home is unfinished.
For instance, there are many plywood floors, no functional
wiring, no bathrooms (other than a 3 holer), and no kitchen
cabinets. But the owner is an accomplished carpenter, electrician,
and cabinet-maker. 2) He can put in hardwood floors, wire
it to code (if you buy the materials), or put in bathrooms
or kitchen cabinets.
For
religious reasons,
this (#2) cannot be done until the property is under contract
and a deposit given - he hopes that you will understand.
Also, for religious reasons, there can be no Sunday showings
or drivebys. Also, for religious reasons, the Church
has asked that we disseminate no interior pictures without
prior approval. When you visit here, you will immediately
see that there is nothing to hide and that we are dealing
with people of honest and honorable intentions who operate
under certain constraints of their beliefs .

HERE IS A FARM PUT TOGETHER RIGHT
with just the correct combination of land, barn, heifer and
machine
facilities plus a super herd and an excellent line of machinery
- and it doesn't hurt that it is a Dairy of Distinction either.
There are 254 acres, with 170 tillable, all in a high state
of cultivation. You won't find any steep land is this area.
Additional land (125 acres) is rented adjoining and the total
enables the owner to not only feed his herd, but to sell 5-6000
bales and $30000 of corn in addition to providing his
own corn for grain as well as silage. For the cows, he only
needs to purchase protein supplement. There is also long frontage
on a quiet paved road, 2 small and 2 large ponds, & a
seasonal stream. The non-tillable land is roughly equally
divided between pasture and woodland. If you need to sell
timber, there is some value in the maple and locust stands
in the woods.
The
home measures
40x40' and has 2 stories plus a full walkup attic and a large,
dry basement with high ceilings and a poured cement foundation.
It is in very good condition, neat and clean. Downstairs is
a country
kitchen with Carriage House cabinetry. There is a half
bath, double living rooms, and a formal dining room downstairs
and 4 bedrooms and a full bath on the second story.
Rooms are large and well-lit from all new windows. The windows
are vinyl outside and wood inside, stained to match the dark
yellow pine woodwork which is throughout
the home. The framing of the home also appears to be yellow
pine. It is very well constructed and is a real Montgomery
Wards kit home, built in 1934 as a direct competitor
to the famous Sears Roebuck homes of the same era. Downstairs
floors are carpeted and upstairs are - you guessed it - yellow
pine, though finished natural. All principal rooms are
large here and the home calculates to 3200 square feet of
living space. Heat is from an older oil hot air furnace (with
550 gallon oil storage) and also from a newer outdoor wood
furnace. Its roof was new 5-6 years ago and it has a separate
one car garage. A spring services the home. There are 2 porches
to the home to permit gracious warm weather living.
The
dairy barn has
90 tie stalls,is 38x220' and is about as well-improved and
efficient as it is possible to be. There is a 6 unit 2” DeLaval
pipeline with ATO's that weigh milk and do darn near everything
but feed the cows and blow their noses. There is tunnel ventilation
to provide clean-smelling air that is cool and free of flies
in the summer.
A plate cooler makes your milk-cooling bill a fraction of
what it would otherwise be as well as increases water consumption
by the herd (remember: milk is 96% water). Variable speed
vacuum and transfer pumps cut electrical costs. Mangers
are tiled, so they stay clean and are easy to sweep. A sand
bedding system provide extra cow comfort with enhanced cleanliness.
The herd is strep ag and staph aureous free here.
An automatic round-the-barn grain feeder delivers grain 6X
daily to each cow, just what she needs, and in small doses
for better rumen performance. A spreader shed incorporated
into the stable keeps manure from freezing, even on
the coldest days, and your tractor always starts like it was
summer. A large concrete barnyard was a government project
and separates run-off from the manure and that of rainwater
and handles each in an environmentally appropriate manner.
There
are also more 12 ties in
the barn for older heifers or perhaps dry cows. There is a
7 year old 2000 gallon
bulk tank. Silage is stored in 2 Harvestores (20x32'
HMC unit and a 20x70' haylage unit) and also a concrete 20x70'
for silage. The barn cleaner chain is a 2 year old Houle.
Water is from a spring and the 2 large ponds (600,000 and
1,000,000 gallons each). There is also a new setup for emergency
power generation. The barn holds 15000 bales in the loft.
A
new heifer barn
is a Coverall structure which is 62x150' and has freestalls
for 75 heifers, drive-through feeding and storage for 6000
more bales of hay. There is a level manure push-off and tiled
mangers. You will find this not only efficient and good for
the cattle, but it is also an extremely pleasant barn
to work in - airy, sunny , and well-lit. There are 2 machinery
sheds, 40x40 ‘ and 24x40' which will handle all the farm's
machine storage needs. There is also a chicken house and a
small shop to complete the building list.
The
price is reasonable -
$450000 and taxes are too - $5700.
For fair market value at the time of sale, you can purchase
his stock or his equipment. Here is a list.
Cattle
-
90 milkers with nearly a 26000 lb. herd average (!!!)
and 920 of fat (3.7%), 800 of protein (3.1%) and only

high-grade Holsteins .
Machinery

JD 7810 w/cab & 4WD (2002), JD 6415 (2004),l JD 3020 (1969),

256 rake, a 2 years old Hesston inline baler, 3 tube elevators,

MONTGOMERY COUNTY FARM WITH CIRCA 1830 BRICK HOME:
60
acre farm located in eastern Montgomery County -
easy access to the Capital District or Saratoga . It is just
beyond the outskirts of town with no homes
nearby and wonderful views down the Mohawk Valley . 53 are
tillable (actually 60 are tillable as there are 6 acres under
a power line that the farm has exclusive use of but does not
own or pay taxes on) and 7 wooded, with 2800' of road frontage.
More land is available to rent. Or you could buy it with less
land, 26 acres, and the owner would retain the land across
the road. In the lawn are young but bearing pear, plum, peach
and apricot trees.
The
home is a side hall brick colonial, built in the
1830's with 3200 square feet of living space. A wing has been
painstakingly restored and features the original
pumpkin pine floors, decorative woodwork (also throughout
the rest of the home). In it is a large dining (or living)
room, with one wall of brick, a large eat-in kitchen with
custom made cherry cabinetry, an oversize bath/laundry and
a mud room with slate floor. The latches and hinges are all
antique or reproductions - you cannot tell which is which.
Above it are 2 bedrooms and an attic. In the brick section
of the home, restoration is still an ongoing process. The
owner is working on the living room now. It will have a mock
fireplace, decorative panels under the large windows, wood
flooring and all new sheetrock. The side hall has double front
doors with arched windows - wonderful shape. There is also
a former kitchen and a 1/2 bath in this section. Upstairs
are 3 bedrooms and a full bath. Every room in the upstairs
has paneling, but the old floor and woodwork is still there.
The home has been rewired, reinsulated, has two porches, an
oil hot air furnace. It comes with nearly new appliances (stove,
refrigerator, dishwasher, washer, drier) and a wood cook stove.
There
is a restored 36x36' 2 story barn
with a new cement floor and room for three cars, side by side,
2 end to end (6 total). It is being painted now.
The
dairy barn is large. The old post and beam section
is 36x90 and has 38 tie stalls, a 2” pipeline, 500g bulk tank.
Attached to it is a 90x90' freestall with 42 stalls, grooved
concrete and automatic feeding from a 20x80 Harvestore and
a 16x40 concrete silo. It has a drilled well and a pond for
water, and oil fired hot water.
It is available with an older but working line of

SUPER LAND AND LOTS OF IT:
Plus
it is uncommonly pretty. 297 acres, with 280 tillable
in huge
well-drained fields, nearly all flat. All the hay land could
be classified organic. All in a good state of cultivation
with predominantly Mohawk and Palatine soils. More land to
use or rent. Views are everywhere. And there is well over
3 MILES of road frontage.
The
barn is a fairly new 162 cow freestall, open to the
south, measuring 60x240'. Cows are milked in the old barn
(40x150', with a 30X70' lean-to), in a modern double 8 parlour
with automatic take-offs. There is a 2000 gallon bulk tank,
a cleaner
in the barn and room for 60 heifers, plus 4 pens for maternity
or sick cows. Manure here goes into a pit for weekly cleaning.
This barn has full overhead hay. It has very cheap village
water.
There
are 2 40x60' machinery sheds, part of one of which
is used for a farm shop. Three bunker silos occupy a 90x150'
space. There is also a tennis/basketball court, which not
many (heck, NO other farms) farms have.
There
are 4 homes available at this location. The main
home is large home, 10 rooms, 5 of them bedrooms + 2 full
baths. It has a new roof, an old wood/steam furnace and is
set up
in such a way that it could be used as a 2 family. The
second home is 3 bedroom, 2 baths with an attached garage
and also has a new roof. Both homes are in fair condition,
are used as residences, and both have their own dug wells.
Additionally, there is a double wide on the property. They
don't own that home, but do own the land, septic and water
there. That can give a new owner some rental income or he
could ask that it be removed and then install his own home
there.
Available
for additional money is a large Victorian on 6 acres
with a small barn and a large older machinery shed. It is
in nice condition and would make a good owner's home. Also,
from another owner, but nearly adjoining is a very nice home
for only $135000 which is on 1.3 acres, has 3 bedrooms, 2
baths and a 24x72' shop/heated recreation room.
Cattle
are available for fair market value- currently there are 145
of milking age with a 22000 RHA, 3.9% F, & 3.1%P. The
herd is a mixture of registered and hi-grade Holsteins . There
are 35 bred heifers,
50 yearlings, and 40 calves as well. The owner has a
full line of machinery, with 8-10 tractors. He has not yet
made up his mind if he wants to keep any of it and, if he
does, which pieces. The remainder will be for sale.
Taxes
are about $20000 and the price is $1,180,000. The owner
will retain a 10% energy/mineral right share .

NICE ONE-MAN FARM AT THE EDGE OF VILLAGE:
142
acre farm at town's edge has 90-106 tillable,
depending upon who you ask. 10 acres are wooded and
the remainder is pasture. This is early land due to a lower
elevation, so you can get 3-4 cuttings of hay. Well drained
and fertile silt loams and some silty clay loam soils, all
in hay now. Due to its proximity to 2 Townships and a Village,
there are 7 parcels here, so subdivision would be very easy
for someone who wanted to do that. All could have village
water, too. Lots of road frontage on 2 sides of 2 roads. More
land to rent.
The
stable holds 53 cows and has full overhead hay.
This barn measures 36x120' and has a spreader room
added at the end. Barn cleaner, 2” pipeline, 550g bulk tank,
no silos (he used ag bags). Part of the loft floor/stable
ceiling is made from solid 2x4's! An amazing spring
provides all the water you'll ever dream of using.
There
are 2 large sheds, 54x66' (which houses a house trailer
used for office space and storage) and 40x50' which has 9
horse stalls.
The
home is in good condition and has 3 bedrooms, 1.5
baths. Downstairs is the kitchen, a formal dining room
and a living room (these rooms have fine oak floors) + half
bath. On the second floor is a family room,
a full bath, and 2 bedrooms with the third bedroom in
what was once the attic. It was totally remodeled 25 years
and three children ago. It has a full basement w/laundry and
a 10 year old hot air furnace. Nice views across 2 valleys.
This
is a ready-to-go dairy.
A
Farmall 706 and Ford 3000 w/loader and a line of mostly hay
machinery (NH 479 haybine, NH 256 rake, NH 273 baler + 4 old
kicker wagons, elevator, brush hog, generator, & manure
spreader) is available. 5000 bales of hay are in the loft.
The price of the hay and machinery are negotiable. Wonderful
views, very quiet and convenient location. $299000,
taxes are $5500, of which he receives back $2000 from the
school taxes, so the net cost is $3500/year. Offers?

SPANKING NEW STATE-OF-THE-ART LIVESTOCK AUCTION COMPLEX:
Rare
opportunity here to own one of the largest and
best known livestock markets in the entire northeast. Welch's
Livestock Market (founded
1960) built this over 18,000 square foot auction
complex to replace the original barn lost to a devastating
fire in 2004 at a cost of about $1,000,000.
The auction
area alone is 72'x90' with an 18' ceiling, the
pen area is 81'x81'x12' and the milking barn is 42'x81'x12'
all with more than adequate loading docks and Toledo scales.
There is also another 20'x80' cattle shed. In addition to
the livestock facilities there are two fully equipped offices
with all new computer systems,
a lounge area, 2 bathrooms and a fully equipped kitchen
and cafeteria all fully insulated, air conditioned and
heated. It has propane heat, a 400 amp electric service
and a propane powered backup electric generator.
All this
on 55 rolling acres consisting of 26 acres of cropland
and 29 of pasture. The town has shown interest in purchasing
a gravel pit on the property. Due to it's clear span construction
the complex could easily be converted for any number
of warehouse or manufacturing enterprises, even a horse
stable and indoor riding arena. It is centrally located
at West Edmeston on State Route 8 with easy access to both
Interstate 88 and 90. The retiring owners have substantially
reduced the asking price to $500,000 and want all offers
to be submitted.

FREE STALL FARM WITH VIEWS NOW RUNNING
BEEF:
Beef/dairy
farm with views and what is (or soon will be) a
great home. This has 155 acres, of which 70-80 are
tillable and another 20-30 are pasture (some could be tilled)
, the remainder being wooded. It is in 2 parcels (112 acres
is on the home place and 45 acres nearby) and has a large
amount of road frontage on each one. There are southern
views from everywhere, several streams, one pond, and a
couple of good pond sites for others if someone desires
more than the one small shallow one that is there now. Water
is from an excellent spring.
The home
will require some explanation. The original part is about
200 years old, as evidenced by the hand-hewn beams and pegged
post and beam construction.
But, from the outside, it looks fairly new and has
log siding, with a very large gable-roofed addition (20x30'
- 2 stories) with 8 dormers and spacious wraparound porches,
positioned to take advantage of the views. The home has
3400 square feet of living space, 10 rooms, 5 bedrooms and
2 full baths. There are 2 oil hot air furnaces, a newer
one and a much older one which they do not use any longer,
but was left in place as a backup. There are also 2 wood
stoves (which will both stay with the property) if
you want to heat with wood as well as a massive stone fireplace
with a warming oven. which is in the Great Room The fireplace
has stones in that were collected from all over the US.
The chimney has 4 separate flues.
Downstairs,
there is a large living room with a new
entranceway added to it. To one side is a large study,
the remodeling of which is being completed now,
and, going straight, is the dining room ,
which is 16x20'. This has knotty pine
wainscoting, a wood stove, and a new hardwood floor and
new sheetrock. It also serves as sort of a hub room. Many
rooms here have the original hand-hewn beams exposed. To
the right, off the dining room, is a completely new kitchen
, which has a door opening to one of the porches
for easy barbecuing.. It has cathedral ceilings with pine
paneling and whole tree rafters exposed. The cabinets were
custom made by Amish craftsmen and they have granite countertops.
Custom-made country handles to the cupboards. The appliances
here are new and they stay with the property. The floor
is ceramic tile and there is track lighting. Off the other
side of the dining room is a large bath ,
which has ceramic tile floors. A separate tiny room in the
bath houses the toilet. Next to it, also coming off
the dining room, is a large laundry (new
appliances, which also stay). An unfnished child's play
loft is above this. Beyond the laundry is a large mud
room , with a coat closet. Both these rooms have
a quarry tile floor, and pine wall paneling & ceilings.
Beyond the dining room is the 20x30' Great Room
. Again, there are oak floors, pine walls and ceilings
with whole tree joists exposed. This is where the
fireplace is located. Windows are strategically placed to
take advantage of the beautiful views.
Upstairs
are 5 bedrooms. 3 have been remodeled. Four of these
are (or will be) normal-sized. Two of these have been remodeled
with hand-hewn beams exposed and plank floors installed
or refnished. A hall is planned that will make the
largest
smaller. There is planned another full bath and more closet
space in part of this space. Though this future hallway
, you come to the new master bedroom ,
which has its own separate full bath, with jacuzzi tub +
2 walk-in closets. This room measures 20x30', has whole
tree rafters exposed and has pine paneled walls and ceilings
with a wood floor (the floor still needs to be poly-urethaned).
It also has a small wood stove, and a small walk-out
deck where you can sit and enjoy the views. from the second
story.
The main
barn is 30 years old, of pole construction and
measures 45x90' or more. It could house as many as 60 cows,
though there are only freestalls for 24 in there now. The
stalls need repair. It was originally a 50 cow dairy
barn and the BouMatic pipeline (services a 6 stall flat
California style parlour) and 1000g bulk tank are still
there and could be used once again. This barn is clear-span
and could also be used as a riding arena as the ceilings
are high. It has a cement floor, however.
There
is also a 31x40' carriage house with very high
ceilings which would make
an excellent 6 box stall horse barn. There is additional
room in it for a small apartment as well + it has hay storage
overhead. Done right, this could be a very attractive building.
Some work on it has been done, but there is more to do.
There could be an apartment in one section of it -
or continue to use it for storage.
OK, I
have been telling you the good stuff. Now some
disclaimers: do not expect to see this property in a pristine
state. The owners are moving their operation to a
western state and have been steadily paring down on
what they own, but there is a way to go. You will find boxes
around, ready to be moved. And they have not had time
or the livestock to keep the fields looking their best.
You will have to look beyond all this to realize just how
nice this property can be. If you can't imagine it with
everything gone, you need to wait to see it until after
this has happened - if it lasts that long on the market.
Another thing - I have been discussing it but will
say it again: not quite all the interior work has been done.
Most of that has been mentioned above. The home is 85% all
remodeled. What has been finished has been both very well
done, using quality materials, and has been tastefully
accomplished.
Taxes are only $2400! The price is $375000.
The owner will seriously consider any reasonable offers
and is willing to sell with less land (112 acres is on
the home farm). Also a nearby landowner has 100 acres
of hay fields he would like the owner to use for free. Available
are 40 acres with 30 acres tillable. These are great soils
with neglected crop practices. The remainder is mostly wooded
with some marketable timber. 3,870' frontage on 2 roads. The
owner will sell the home farm with 112 acres for $299,000.
These folks are REAL ready to sell
- now is the time to talk turkey.
