12494 GREAT FAMILY FARM AT AN AFFORDABLE PRICE

 

Good farm in a good farming area and it's certified organic! The owners used to crop 600 acres with the addition of rented land, but the farm is just 112 acres (62 tillable, all the highly regarded Honeoye soils, 30 pasture, some of which could be tilled, and 30 wooded). He still rents the farm across the road (50 tillable there). There is a sugar bush and a sugar house in the woods and there is marketable cherry as well.

12500 NICEST FARM IN A GREAT FARMING AREA: Operating dairy with ripping good land. There are 136 acres here with 85-90 tillable. 12475 PLAIN OLD DAIRY FARM: This operating no frills dairy farm has all that you really need to get started. About 150 acres in size, there are at least 75 tillable, another 50 wooded and the remainder in pasture. (Actually, the tenant there pastures all of it and buys feed, as he has no machinery of his own. He pays $600/month.)  There is a good stream through the pasture and the property enjoys fine vews. It is in a desireable area between two Amish communities. A power line bisects the property but you have use of all its land for whatever purpose you deside, no money changes hands, this is free land. 

 

The barn is single story and haas 46 cow ties and 11 more for heifers. It is 40x100' and has a 500g bulk tank, Patz barn cleaner and 2” pipeline. A drllled well services it.

12451 CERTIFIED ORGANIC AMISH FARM:

Amish farm now offered in an area which little ever comes up for sale. Located on a quiet road, it has 140 acres, 58 of which are tillable (well-drained Wassaic soils predominate), 60 wooded, and the remainder is either pasture or Wetland.  The farm is certifiable as organic.  A Wetland easement could be sold to the State by the new owner if they desired.  There is much water on the property - three developed springs, a drilled well, a small stream, and a large beaver pond (which crosses over into adjacent land). There is $20000 of timber value, and, frankly, some needs to be thinned to allow better growth of the rest. The owner will be doing this carefully, then plowing the proceeds back into the property.

 

The home is large, 15 rooms. Downstairs is a front porch (6x18' - incidentally, all sizes given here are approximate), a mud room, large wash and baking room (16x30', which could be turned into a garage if you wanted), a living room (15x27'), a kitchen/dining room (14x20'), a sitting room (15x15', with a wood stove, plank ceiling and floors, and wainscoting), a bedroom (15x15'), an office (8x14'), and two pantries/storage rooms. 12444 HERE IS A FARM PUT TOGETHER RIGHT with just the correct combination of land, barn, heifer and machine facilities plus a super herd and an excellent line of machinery - and it doesn't hurt that it is a Dairy of Distinction either. There are 254 acres, with 170 tillable, all in a high state of cultivation. You won't find any steep land is this area. Additional land (125 acres) is rented adjoining and the total enables the owner to not only feed his herd, but to sell 5-6000 bales and  $30000 of corn in addition to providing his own corn for grain as well as silage. For the cows, he only needs to purchase protein supplement. There is also long frontage on a quiet paved road, 2 small and 2 large ponds, & a seasonal stream. The non-tillable land is  roughly equally divided between pasture and woodland. If you need to sell timber, there is some value in the maple and locust stands in the woods.

 

The home measures 40x40' and has 2 stories plus a full walkup attic and a large, dry basement with high ceilings and a poured cement foundation.  It is in very good condition, neat and clean. There is a 6 unit 2” DeLaval pipeline with ATO's that weigh milk and do darn near everything but feed the cows and blow their noses. There is tunnel ventilation to provide clean-smelling air that is cool and free of flies in the summer. A plate cooler makes your milk-cooling bill a fraction of what it would otherwise be as well as increases water consumption by the herd (remember: milk is 96% water). Variable speed vacuum and transfer pumps cut electrical costs.  Mangers are tiled, so they stay clean and are easy to sweep. A sand bedding system provide extra cow comfort with enhanced cleanliness. The herd is strep ag and staph aureous free here.  An automatic round-the-barn grain feeder delivers grain 6X daily to each cow, just what she needs, and in small doses for better rumen performance.  A spreader shed incorporated into the stable keeps manure from freezing, even  on the coldest days, and your tractor always starts like it was summer. A large concrete barnyard was a government project and separates run-off from the manure and that of rainwater and handles each in an environmentally appropriate manner.  

 

There are also more 12 ties  in the barn for older heifers or perhaps dry cows. There is a 7 year old 2000 gallon bulk tank. Silage is stored in  2 Harvestores (20x32' HMC unit and a 20x70' haylage unit) and also a concrete 20x70' for silage. The barn cleaner chain is a 2 year old Houle. Water is from a spring and the 2 large ponds (600,000 and 1,000,000 gallons each). There is also a new setup for emergency power generation. The barn holds 15000 bales in the loft.

 

A new heifer barn is a Coverall structure which is 62x150' and has  freestalls for 75 heifers, drive-through feeding and storage for 6000 more bales of hay. There is a level manure push-off and tiled mangers. You will find this not only efficient and good for the cattle, but  it is also an extremely pleasant barn to work in - airy, sunny , and well-lit. There are 2 machinery sheds, 40x40 ‘ and 24x40' which will handle all the farm's machine storage needs. There is also a chicken house and a small shop to complete the building list.

 

The price is reasonable - $450000 and taxes are too - $5700. For fair market value at the time of sale, you can purchase his stock or his equipment. Here is a list.
